Privacy policy
This policy explains what information CounterRent collects when you use counterrent.com, how it is used, and the choices you have. We collect what the service needs to work and nothing for advertising.
Information you give us
- Account information. You can check your renewal and buy without an account. If you save a negotiation or create an account, we collect your email address, and your password if you set one. Passwords are handled by our authentication provider and are not stored by us in readable form.
- Your renewal details. The property address and unit, bedrooms, bathrooms, size and property type, your current rent and fees, the proposed rent and fees, lease dates, your response deadline, and the management company name if you provide it.
- Documents you upload. If you upload your renewal notice, we store the file in private storage tied to your account and read the rent and date figures from it. Extracted figures are not used until you confirm them.
- Negotiation content. Replies from your landlord that you paste in, the messages CounterRent drafts for you, and the final outcome you record.
- Messages to us. Anything you send when you email us.
- Affiliate applications. If you apply to the affiliate program, the name, email address, channel links, audience size and content plan you submit. We use them only to review your application and contact you about it.
Information collected automatically
- Session cookies. Cookies that keep you signed in. If you use CounterRent without an account, the same kind of cookie holds a private guest session, so the renewal you check (and anything you buy) stays tied to your browser until you save it. They are necessary for the service to work and cannot be read by scripts on the page.
- Referral cookies. If you arrive through a creator's referral link, we set a cookie that records which creator referred you, for up to 30 days, so they can be credited if you buy a negotiation. We also set a random visitor identifier, kept for up to a year, so we can count how many different people a creator's link brought to the site. We record the visit itself (which creator, which page, and when) but not your IP address; the visitor identifier is random, and we store it with the visit only as a one-way hash. We do not share your name, email address or renewal details with creators; we use referrals only to count visits and purchases and to pay the creator.
- Technical and security records. Our hosting provider records standard request information such as IP address and browser type. We keep limited records to prevent abuse, such as counting requests to features that cost us money.
- Error reports. When something breaks, we send a report to our error-monitoring provider. These reports are stripped of lease text, landlord messages, addresses and email addresses before they leave our servers.
We do not use advertising cookies or third-party analytics trackers.
Payments
Payments are processed by Stripe on its hosted checkout page. Your card details go directly to Stripe; CounterRent never sees or stores your card number. We receive confirmation of the payment, the amount, and Stripe reference numbers, and we pass your email address to Stripe so it can send your receipt. If you buy without an account, we may show you the email you gave at checkout as a suggestion when you choose to save your negotiation; it is never used for anything else. Stripe handles payment information under its own privacy policy.
How we use information
- To run the analysis you ask for and show you the results.
- To draft negotiation messages and analyze landlord replies you paste in.
- To process your purchase, send receipts, and handle refunds.
- To keep the service secure, prevent abuse, and fix problems.
- To respond when you contact us.
- To improve our analysis, including by studying renewal data in aggregate form that does not identify you.
Service providers
We share information only with providers that help us run CounterRent:
- Supabase hosts our database, authentication and file storage, and sends account emails.
- Vercel hosts the website and application.
- Stripe processes payments.
- RentCast provides rental listings and rent estimates. We send it your property address and unit characteristics to find comparable rentals.
- Anthropic provides the AI model we use to read uploaded renewal notices, interpret landlord replies, and draft messages. We send it the content needed for that task.
- Sentry receives the scrubbed error reports described above.
We do not sell your personal information, and we do not share it with landlords, property managers, or referral partners. A referral partner learns only that a purchase was made through their link.
We may disclose information if required by law or to protect the rights and safety of our users or the service.
How long we keep information
We keep your account and renewal information while your account exists, so your analysis and negotiation history remain available to you. If you ask us to delete your account, we delete your account and the renewals, documents and messages attached to it. We may keep records of payments and refunds where we need them for accounting, tax or dispute purposes, and Stripe keeps its own payment records. Deleted information may remain in routine backups for a limited time before it is overwritten.
Your choices
- You can view your renewals and results in your account at any time.
- You can ask us for a copy of your information, to correct it, or to delete your account by emailing us from your account address.
- You can decline to upload documents and enter your renewal figures by hand instead.
Security
Information is sent over encrypted connections. Your renewals, documents and messages are restricted to your account, and uploaded documents are kept in private storage with no public link. No system is perfectly secure, so please use a strong, unique password.
Children
CounterRent is intended for adults and is not directed at children under 18.
Changes to this policy
If we change how we handle information, we will update this page and its effective date. For significant changes we will take reasonable steps to let account holders know.
