Your current rent, what your landlord is proposing, and your address. You see the monthly, percentage and twelve-month cost immediately.

We pull comparable rentals
With no account needed, CounterRent looks at real listings and rent estimates near you and ranks them: units in your own building first, then matching bedroom count, size, property type, and how recently each was listed. Listings that would not survive scrutiny, such as a different bedroom count or a unit too far away, are excluded rather than shown to pad the list.

We tell you whether we can help
Before anything is sold, the analysis rates how much it trusts the comparable set. If there is not enough reliable data near you, the free result says so and no purchase is offered.

You get a number and a message
If your case qualifies and you choose to negotiate, you get an opening counter anchored to what comparable units rent for, a target settlement range, your leverage, and a message you can send as it is or edit. CounterRent never contacts your landlord: you send every message yourself.

You paste their reply
CounterRent reads what they said, works out what any concession is actually worth per month, and recommends whether to counter again, ask for other terms, or take the offer. Repeat for as many rounds as the renewal takes.

Where the numbers come from
Every figure CounterRent shows you (the increase, the comparable rankings, the leverage score, the counter, the target range, your savings) is calculated by the application from your inputs and listing data. The written explanations and messages are generated from those figures; they are never the source of them.
