The product
What does CounterRent do?
CounterRent helps you respond to a lease renewal rent increase. It compares your renewal offer with comparable rentals near you, tells you for free whether there is enough data to support a counteroffer, and, if you unlock the negotiation, gives you comparable rentals, a recommended counter, a target settlement range and messages to send.
Does CounterRent negotiate with my landlord for me?
No. CounterRent never contacts your landlord or property manager. It prepares the evidence and the wording; you decide what to send and send it yourself.
What happens after my landlord replies?
Paste their reply into CounterRent. It interprets the response, works out what any offered concession is worth per month, and recommends whether to counter again, ask for other terms, or accept. There is no limit on rounds for a renewal you have unlocked.
Will I definitely save money?
No. Whether your rent changes is your landlord's decision, and some landlords will not negotiate. CounterRent improves the case you can make; it cannot guarantee the outcome.
Pricing and payment
What is free?
Seeing the monthly, percentage and twelve-month cost of your increase, and the market check. With no account needed, CounterRent checks comparable rentals near you and tells you how many strong comparables it found and how confident it is.
How much does the negotiation cost?
$49, paid once for one renewal, however many rounds it takes. There is no subscription and nothing renews automatically.
Why might I not be offered the negotiation?
The paid negotiation is only offered when the analysis finds enough reliable comparable data near your address. If it does not, the free result says so and there is nothing to buy.
Can I get a refund?
If you were charged more than once, could not access your negotiation because of a technical problem, or think there was an error with your purchase, contact support and we will review it. Because the analysis is delivered as soon as you pay, purchases are generally non-refundable once the paid negotiation has been accessed, except where required by law. See the refund policy.
Who processes my payment?
Stripe, on its secure hosted checkout page. CounterRent never sees or stores your card number.
Data and accuracy
Where does the market data come from?
From a third-party provider of rental listings and rent estimates. CounterRent filters and ranks those listings to find the ones most comparable to your unit. See the methodology.
Does AI decide my counteroffer?
No. The counter, target range and every other figure are calculated by CounterRent's own rules from your inputs and the listing data. An AI model is used to read documents, interpret landlord replies and draft messages from those figures.
How accurate is the analysis?
It depends on how much comparable data exists near you. Listing rents are asking prices, not signed leases, and coverage varies by area. That is why CounterRent rates its confidence before offering anything for sale.
Privacy and legal
What do you do with my information?
We use it to run your analysis, process payment and support your account. We do not sell it or share it with landlords, and we do not use advertising trackers. See the privacy policy.
Is CounterRent legal advice?
No. CounterRent is not a law firm, does not provide legal advice, and does not assess whether an increase complies with rent control, rent stabilization or notice rules. For questions about your rights, contact a local tenant organization, legal aid office or attorney.
How do I delete my account?
Email support@counterrent.com from the address on your account and we will delete your account and the renewals attached to it.
